Conditions or Reasons for Planning Application - CB/15/00742/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
3) Before the extended dwelling hereby permitted is first occupied or brought into use, the scheme for parking and manoeuvring shown on Drawing No EVANS/01P/Sk(A)14D shall be laid out, drained and surfaced in accordance with details previously submitted to and approved in writing by the Local Planning Authority and those areas shall not thereafter be used for any other purpose.

Reason: To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway.
4) The first floor bathroom window in the side north facing elevation of the development hereby permitted shall be -

obscure-glazed, and
non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.

No further windows or other openings shall be formed in the elevation.

Reason: To safeguard the amenities of occupiers of no. 60 Mill Lane.
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no first floor windows shall be inserted into the side (south facing) elevation of the development hereby approved, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site location plan; EVANS/01P/SK(A)14D; EVANS/02P/SK(A)14D.

Reason: To identify the approved plan/s and to avoid doubt.
