Conditions or Reasons for Planning Application - CB/15/00795/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No occupation of the extensions to the existing dwelling shall take place until the scheme for parking of two car parking spaces on site has been constructed in accordance with that identified on Job No: SC/2005440 Drawing No.01.

Reason: To enable vehicles to draw off and park clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway in accordance with Policies CS14 and DM3 of the Central Bedfordshire (North) Core Strategy and Development Management Policies Development Plan Document and Policies 27 and 43 of the emerging Development Strategy for Central Bedfordshire.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with Policies CS14 and DM3 of the Central Bedfordshire (North) Core Strategy and Development Management Policies Development Plan Document and Policy 43 of the emerging Development Strategy for Central Bedfordshire.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Job No. SC/2005440 Drawing No.01.

Reason: To identify the approved plans and to avoid doubt.
