Conditions or Reasons for Planning Application - CB/15/00823/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works used on the extensions and alterations hereby permitted shall be carried out to accord with the submitted details.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the existing building, in the interests of the visual amenities of the locality.

3) The junction/crossover of the widened vehicular access shall extend for the entire length of the parking bays (7.2m total) and be constructed prior to the additional parking bay being brought into use.

Reason:In order to minimise danger, obstruction and inconvenience to users of the highway and the premises and to allow for manoeuvring to/from the south-east bay
4) The proposed vehicular access shall be surfaced with permeable block paving and arrangements shall be made for drainage water from the site to be intercepted and disposed of separately so that it does not discharge onto the highway.

Reason
In the interests of sustainable development and to avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 004, 005, 006, 007, 009, 010, OS plan 1:1250.

Reason: To identify the approved plan/s and to avoid doubt.
