Conditions or Reasons for Planning Application - CB/15/01066/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Both prior to and during development, all Tree Protection - Special Methods, as stipulated in Sections 06.02 and 06.03 and Plan Ref No's 1-38-3705/P2; 1-38-3705/P3 and 1-38-3705/P4 of the Arboricultural Report prepared by John Cromars Arboricultural Company Limited (Report Ref. 1-38-3705, dated 12th March 2015) shall be fully implemented in strict compliance with the specified methodology and order of timing of these methods.

Reason: The Tree Protection - Special Methods need to be implemented prior to development in order to safeguard the health of the retained trees during all construction operations. These methods will prevent damage to retained trees and safeguard their existing health, stability, screening and amenity value. The condition will also ensure that permissible tree surgery is undertaken only in strict accordance with those recommendations made in the Arboricultural Report's schedule of works in order to avoid incurring unnecessary and damaging tree work.

4) The extensions hereby permitted shall not be occupied or brought into use until the parking scheme shown on Drawing No.1415 1 Rev A has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1415 1 Rev A, 1415 2 Rev E, 1415 3 Rev D, CBC/001.

Reason: To identify the approved plans and to avoid doubt.
