Conditions or Reasons for Planning Application - CB/15/01129/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials as described on plan no 14/CHH/03, the planning application form (Q10 materials) and emails received 11 May 2015, including the bricks and natural slate rooftiles to match the existing dwellinghouse.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009).

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows or other openings shall be inserted into the northern (rear) elevation of the proposed outbuilding.

Reason: To protect the amenity of neighbouring residents in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).

4) This application relates solely to the erection of a three bay car port and workshop/mower store and does not grant permission for the relocation of a oil tank, as illustrated on Drawing No. 00114/CHH/03.

Reason: For the avoidance of doubt.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (site location plan), 14/CHH/03, the planning application form (Q10 materials) and emails received 11 May 2015.

Reason: To identify the approved plan/s and to avoid doubt.
