Conditions or Reasons for Planning Application - CB/15/01226/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to first occupation of the development hereby permitted details of a bin storage area within the site for the two dwellings shall be submitted to and approved in writing by the Local Planning Authority and this bin storage area shall be made available for use prior to first occupation of the development.

Reason: In the interest the amenities of the site and the wider area.
3) Prior to the dwelling units hereby approved being first occupied details of all new and replacement windows and doors shall be submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason: To ensure that the special architectural and historic interest of the Conservation Area and its appearance is properly maintained in accordance with good conservation practice and Chapter 12 of the National Planning Policy Framework.
4) The bathroom window in the west facing elevation of the development hereby permitted shall be permanently fitted with obscure glass of a type to substantially restrict vision through it at all times and shall be non opening. No further windows or other openings shall be formed in the west facing elevation.

Reason: To safeguard the privacy of the adjoining property.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 300, CBC01, 201, 202 and 200

Reason: To identify the approved plan/s and to avoid doubt.
