Conditions or Reasons for Planning Application - CB/15/01268/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development shall be carried out in accordance with the materials detailed on CBC/01 and CBC/02 unless otherwise agreed in writing by the Local Planning Authority. For the avoidance of doubt these are detailed below.

Brick: Wienerberger Caldera Red Multi.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows further shall be inserted into the northern, western or eastern flank elevations of the proposed dwelling, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.

5) The approved landscaping scheme detailed on drawing number JJ14-051 001 Rev K shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping.

6) No equipment, machinery or materials shall be brought on to the site for the purposes of development until the tree protection measures detailed on drawing number SJA220.03.0 have been put in place for the protection of the identified retained trees. The approved measures shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.

Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended.

7) The development hereby approved shall not be occupied until the new and modified vehicle accesses onto Williams Way have been constructed to the specification of the Highway Authority and Local Planning Authority satisfaction in accordance with the approved plans.

Reason: To ensure the provision of an appropriate access to the properties in the interests of highway safety.
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers JJ14-051 001 Rev K; JJ14-051 001 Rev L; JJ14-051 002 Rev A; JJ14-051 003; CBC/01; CBC/02
Reason: To identify the approved plan/s and to avoid doubt.
