Conditions or Reasons for Planning Application - CB/15/01298/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place on the construction of the building hereby approved until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

2) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the building is occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

4) Development shall not commence on the construction of the building hereby approved until the junction and parking provision for No. 53A and 53B, for three vehicles measuring 2.5m x 5.0m each, have been constructed in accordance with the approved drawing no. 3198-LP-2.02. Details of the bituminous or other similar durable material for surfacing (not loose aggregate), for 5.0m into the site measured from the highway boundary, and details of the surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway, shall be submitted to and approved in writing by the Local Planning Authority and constructed prior to the proposed dwelling being brought into use.

Reason: In order to provide adequate replacement parking provision clear of the highway and to avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
5) The turning and parking/manoeuvring space for vehicles for the proposed dwelling illustrated on the approved drawing no. 2045 PL1.01 shall be constructed before the development is first brought into use and shall thereafter be retained for this purpose unless otherwise agreed in writing by the Local Planning Authority.

Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway.
6) Details of a refuse collection point located at the site frontage outside of the public highway shall be submitted to and approved in writing by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
7) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3198-LP-1.01; 2045-PL-1.01; 03801A 68 D; 02801A 71 A; 3198-LP-2.02

Reason: To identify the approved plan/s and to avoid doubt.
