| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until samples of the materials to be used in the implementation of the proposal hereby approved, including face brick and detail brick, roof tile and rainwater goods have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: The samples must be approved prior to the construction beginning to control the appearance of the Grade II Listed building in the interests of its historical significance. (Policies BE8 & H8, SBLPR and Policies 43 & 45, DSCB) |

No development shall take place, notwithstanding the details submitted with the application, until a full external finishes Schedule, including limewash, with colours details expressed as RAL nos. or demonstrated by colour swatches, has been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: The finishes must be approved prior to the construction beginning to control the appearance of the Grade II Listed building in the interests of its historical significance. (Policies BE8 & H8, SBLPR and Policies 43 & 45, DSCB) |

No construction work of the rear extension hereby approved shall take place, notwithstanding the details submitted with the application, until details of the brick bond and mortar jointwork finishing proposed for the rear extension have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Unless otherwise agreed in writing by the Local Planning Authority prior to reconstruction on site, the replacement East (Entrance) Elevation porch as indicated on approved drawing no. 004, shall replicate in every constructional detail the existing structure as shown by photograph as part of the photographic submission accompanying this application labelled CBC/003.

No insertion of new or replacement windows or doors as part of the proposal hereby approved shall take place, notwithstanding the details submitted with the application, until full manufacturers details of all proposed new and replacement windows and exterior doors have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

No gates shall be installed, notwithstanding the details submitted with the application, until full manufacturers details, including dimensions, of the proposed gates to be installed as part of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the setting of the Grade II Listed building in the interests of its historical significance. (Policies BE8 & H8, SBLPR and Policies 43 & 45, DSCB) |

No construction work of the rear extension hereby approved shall take place, notwithstanding the details submitted with the application, until drawn section details at a scale between 1:10 and 1:20 as appropriate clearly demonstrating the following: the relationship of the proposed window and door installations to the external envelope of the building; the method of the forming/incorporation of the above-window timber lintel detail/false timber lintel detail as shown on approved drawing no. 004; have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

The existing boundary hedge shall not be removed until details have been submitted of the replacement boundary hedge, including species, size and quantity of plants. The approved scheme shall be implemented by the end of the full planting season immediately following the removal of the existing boundary hedge (a full planting season means the period from October to March). The hedge plants shall subsequently be maintained and any which die or are destroyed for five years following the initial planting of the replacement boundary hedge shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping in the interests of protecting the setting of the Grade II Listed Building. (Policy BE8, SBLPR and Policies 43 & 45, DSCB) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 001, 002, 003, 004, 005, CBC/001, CBC/002, Photographs of existing building labelled CBC/003 and Schedule of (External) Works for Repairs & Alterations To Church Famhouse, Eaton Bray LU6 2DL dated March 2015.
Reason: To identify the approved plans and to avoid doubt. |
