Conditions or Reasons for Planning Application - CB/15/01304/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until details of storm water disposal arrangements for the development have been submitted to and approved in writing by the Local Planning Authority. The development shall be implemented solely in accordance with the approved details prior to the development hereby permitted being first brought into use.

Reason: To prevent pollution of groundwater in accordance with Policy DM3 of the Central Bedfordshire (North) Core Strategy and Development Management Policies Development Plan Document and Policy 43 of the emerging Development Strategy for Central Bedfordshire. Details must be approved prior to the commencement of development to prevent any potential pollution of groundwater. Pollution of groundwater could occur in connection with the development as a result of soakaway drainage, where conditions are unsuitable, or as a result of direct discharge to a nearby watercourse.
3) The two northern-most first floor windows in the rear elevation of the extension hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7 metre above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the rear elevation apart from those identified on drawing number P002..

Reason: To safeguard the privacy of occupiers of adjoining properties in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document and Policy 43 of the emerging Central Bedfordshire Council Development Strategy.
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document and Policies 43 of the emerging Central Bedfordshire Council Development Strategy.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P001, P002, CBC/001 and CBC/002.

Reason: To identify the approved plans and to avoid doubt.
