Conditions or Reasons for Planning Application - CB/15/01309/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The internal works/alterations hereby approved expressly excludes any paint removal from any element of internal timber framing unless otherwise agreed in advance and in writing by the Local Planning Authority.

Reason: To safeguard the historic fabric and character of the Listed Building.
(Policy BE8 S.B.L.P.R and Policies 43 & 45 D.S.C.B).
3) Notwithstanding the details submitted with the application the electrical and plumbing described in the submitted Schedule of Internal Work (dated March 2015, received 7th April 2015), and hereby approved, shall expressly exclude wall chasing of any form unless otherwise agreed in advance and in writing by the Local Planning Authority.

Reason: To safeguard the historic fabric and character of the Listed Building.

4) Notwithstanding the details submitted with the application no element of the roof and ceiling framing shall be removed in the implementation of the loft hatch enlargement hereby approved prior to the full written agreement of the Local Planning Authority, and the alterations details thereby approved shall be implemented thereafter strictly in accordance with the approved details.

Reason: To safeguard the historic fabric and character of the Listed Building.

5) This consent relates only to the details shown on the submitted plans, numbers CBC/001, 001 & 003.

Reason: To identify the approved plans and to avoid doubt.
