Conditions or Reasons:
1) The proposed first floor side extension would be bulky and out-of scale with the subject dwelling and would result in the loss of the principle chimney, which contributes to the character of the subject dwelling and the wider Conservation Area. As a result, the proposal would have a detrimental impact on the character, appearance and historical significance of the subject dwelling and the wider Conservation Area. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policies 43 and 45 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
