| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
No development shall take place, notwithstanding the details submitted with the application, until details of the bricks to be used for the external walls and boundary walls of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.
This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works. |

Installation of Tree Protection Fencing Prior to development, all tree protection fencing shall be installed in strict accordance with Section 6 "The Construction Exclusion Zone" of the Tree Survey Report, as prepared by Jonathan Hazell (Ref D 062.1), and updated in his Executive Summary dated 21st May 2015, that includes the Tree Protection Plan as shown on Image 10. The fencing shall remain securely in place throughout the course of development.
REASON: To maintain a construction exclusion zone, and thereby protect the designated Root Protection Area around Oak tree T20, so as to protect its root system from any adverse effects of construction activity, and thereby maintain its amenity value. This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works. |

Implementation of Recommended Tree Work to Oak Tree T20 All tree work recommendations, as outlined in Section 8.1 "Recommendations" of the Tree Survey Report, as prepared by Jonathan Hazell, (Ref D 062.1) and updated in his Executive Summary dated 21st May 2015, shall be carried out in accordance with these recommendations, and the work shall fully comply with BS 3998 : 2010 "Tree Work -Recommendations".
REASON: To ensure that all tree work is carried out in strict accordance with good arboricultural practice, by preventing poor quality workmanship that could have a detrimental impact on the health and appearance of the tree, and to maintain the tree's amenity value. |

The materials to be used for the roof; windows; doors and driveway shall accord with the details set out on the application form unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality. |

The building shall not be occupied until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |
7)
The proposed vehicular access shall be surfaced in bituminous or other similar durable material as may be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. |
8)
The maximum gradient of the vehicular access shall be 10% (1 in 10).
Reason: In the interests of the safety of persons using the access and users of the highway. |
9)
Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the building in the interests of the amenities of the area. |
10)
The bathroom & ensuite windows in the side elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) are installed. No further windows or other openings shall be formed in the side elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties |
11)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P(0)001rev A (location plan); P(0)002rev C (site plan); P(0)003rev C (ground floor plan); P(0)004rev A (new elevation); P(0)005rev A (northwest elevation); P(0)006 rev A (southeast elevation); P(0)007 rev B elevation (southwest elevation.
Reason: To identify the approved plan/s and to avoid doubt. |
