| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
No construction work shall begin until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To protect the character and appearance of the area in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |
3)
No construction work shall begin until details of the colour and finish of all rainwater goods- gutters, downpipes, rainwater heads & associated fixtures & fixings to be used for the development has been submitted to and agreed in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. Reason: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |

No construction work shall begin until details of the eaves and verges of the roof of all new buildings has been first submitted to and agreed in writing prior to the commencement of works. The development shall thereafter be carried out in accordance with the approved details.
Reason: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |

No work on the construction of the new buildings hereby approved shall commence until a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping has been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development. The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season. The development shall thereafter be carried out in accordance with the approved details.
Reason: To protect the character and appearance of the area and ensure appropriate landscaping of the site is implemented in a timely manner in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |

In respect of the Dovecote and barns (plots 4 and 5) prior to any brickwork repair- or new brickwork as a re-instatement- being first commenced, a detailed description & precise specification of the type of repair proposed, brick bond & identification of the extent of the works, together with the lime-based mortar mix & sand/ aggregate (usually to incorporate part coarse, gritty, sharp sand) to be used, shall be submitted to & approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |

All making good shall be carried out in materials & finishes which match as closely as possible, like-for-like the historic materials & finishing details used in the existing buildings. Reason : To protect the character and appearance of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |
8)
During construction phase of the development, a scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected in respect of each individual plot. The boundary treatment shall be completed in accordance with the approved scheme, relating to each plot, before each building is occupied and be thereafter retained. Reaon: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |

No work on the construction of the new buildings hereby approved shall take place until details of the existing and final ground and slab levels of the buildings have been submitted to and approved in writing by the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details. Reason: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |
10)
No work on the construction of the buildings hereby approved shall begin before details of modifications to the junction of the vehicle access with High Street have been submitted to and approved by the Local Planning Authority. No dwelling shall be occupied until such time as the works have been completed in accordance with the approved scheme. Reason: In the interests of highway safety in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |
11)
Before the premises are occupied the on site vehicular areas shall be constructed and surfaced in a stable and durable manner in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway. Reason: In the interests of highway safety in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |
12)
Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose. To protect the character and appearance of the area and in the interest of highway safety in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |
13)
Prior to the occupation of the fourth dwelling, the approved works to the Dovecote shall be completed in accordance with the approved specification details required by condition 6 of this permission. Reason: To protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |
14)
No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing for the protection of any retained tree(s), has been submitted to and approved in writing by the Local Planning Authority and the fencing has been erected in the positions shown on the approved drawing. The fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made. Reason: In the interest of tree protection and to protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |
15)
No development relating to the existing barns shall commence until an updated Bat and Owl survey has been carried out, in respect of plots 4 and 5, by a suitable qualified ecologist and the report including any mitigation measures has been submitted to and approved in writing by the Local Planning Authority. The mitigation measures shall be implemented in full in accordance with the agreed time scales. Reason: To protect the ecology of the site in accordance with Policy DM15 of the Core Strategy and Development Management Policies Document. |
15)
No development relating to the existing barns shall commence until an updated Bat and Owl survey has been carried out, in respect of plots 4 and 5, by a suitable qualified ecologist and the report including any mitigation measures has been submitted to and approved in writing by the Local Planning Authority. The mitigation measures shall be implemented in full in accordance with the agreed time scales. Reason: To protect the ecology of the site in accordance with Policy DM15 of the Core Strategy and Development Management Policies Document. |
16)
No development shall take place until a written scheme of archaeological investigation; that includes post excavation analysis and publication, has been submitted to and approved in writing by the Local Planning Authority. The development hereby approved shall only be implemented in full accordance with the approved archaeological scheme. Reason: To record and advance understanding of the heritage assets with archaeological interest which will be unavoidably affected as a consequence of the development. |
18)
The method of surface water disposal shall be implemented and constructed in line with the Flood Risk Assessment dated June 2014, unless otherwise agreed in writing by the Local Planning Authority. Reason : To protect the site from flood risk in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document. |
19)
Notwithstanding any provision of the Town and Country Planning (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order with or without modification) no development falling within classes A, B, C, D, E and F of Part 1 and Class A of Part 2 of the said order shall be carried out without the written permission of the Local Planning Authority. Reason: In order to control future development at the site to protect the character and appearance of the area and the setting of the listed building in accordance with Policy DM3 and DM13 of the Core Strategy and Development Management Policies Document. |
20)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers AD/2015-01/01, AD/2015/01/02, AD/2015-01/03, AD/2015-01/04, AD/2015-01/05, AD/2015 -01/06, AD/2015-01/09, AD/2015-01/10, AD/2015-01/11, AD/2015-01/12, AD/2015-01/13, AD/2015-01/14, AD/2015-01/15, AD/2015-01/16, AD/2015-01/17, AD/2015-01/18, Updated Bat & Barn Owl report dated October 2014, Heritage Statement ref 2562 July 2014, Archaeological Field Evaluation and Heritage Asset Assessment 2013-25 version 1.0, Flood Risk Assessment July 2014, Sustainability Statement.
