Conditions or Reasons for Planning Application - CB/15/01550/FULL
Conditions or Reasons:
1) Notwithstanding the submitted details the exterior of the extension and outbuilding shall be completed in brickwork or dark stained weatherboarding (black or brown) to match the finished exterior of the existing dwelling. The extension shall also be finished in tiles to match the existing house.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with a suitable finish, in the interests of the visual amenities of the locality.

2) The first floor window in the west, side elevation of the development serving flat 3 shall be fitted with obscured glass of a type to substantially restrict vision through it at all times where the window height is less than 1.7metres above the floor level in the room where the window is installed. No further windows or other openings shall be formed in the west elevation.

Reason: To safeguard the amenities of occupiers of the adjoining property. (Policy DM3 CSDMP)
3) Prior to occupation of any flat the access, parking and turning area, surfacing, drainage, cycle parking/storage and refuse collection areas shall be carried out in accordance with drawing no. 106BRM002 and thereafter retained as such.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy DM3 CSDMP).
4) Notwithstanding the submitted block plan a landscaping scheme showing details of all hard and soft landscaping, including boundary walls/fencing shall be submitted to and approved in writing by the Local Planning Authority. The soft landscaping scheme shall include detail of plant species, size and density. All hard landscaping shall be implemented as approved prior to occupation of any flat and all soft landscaping as approved by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The planting shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.

Reason: To ensure a satisfactory standard of landscaping in the interests of visual amenity. (Policy DM3 CSDMP)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 10.41.15G, 10.41.08, 1068BRM 001, 1068BRM 002, 1068BRM 003.

Reason: To identify the approved plan/s and to avoid doubt.
