| Conditions or Reasons: | 1)
If within a period of five years from the date of the planting, any tree, shrub or grass, or any plant in replacement, is removed, uprooted or destroyed or dies, another of the same species and size as that originally planted shall be planted at the same place, unless the local planning authority gives its written approval to any variation.

Prior to the first occupation of the development the refuse and cycle store shall be constructed with a permeable floor and without a roof in accordance with the approved details and the stores shall be retained in that form thereafter. Before the proposed vehicular access is brought into use a triangular vision splay shall be provided to each side measuring 1.8m along the front boundary of the site from each side of the new access drive and 1.8m at right angles into the site down each side of the new access drive. The splays so provided shall be maintained free of obstruction to visibility exceeding a height of 0.6m above the adjoining footway level.

Before the site is first occupied, the proposed private drive shall be constructed and surfaced in accordance with the approved details .

There shall be no restriction on the use by occupiers or visitors of the nine car parking spaces for the flats shown on the approved plans.
