| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

The development shall not be brought into use until details of a widened junction/crossover and two parking spaces parallel to the dwelling and one parking space perpendicular to the dwelling, (measuring no less than 2.4m x 4.8m each), and details of the surfacing of the parking areas has been submitted to and approved in writing by the local planning authority. The development shall not be brought into use until a widened junction/crossover, parking spaces and surfacing of the parking areas has been constructed in accordance with the approved details. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highways
Reason: To provide adequate on site parking in accordance with the current guidance, to provide adequate access and to avoid he carriage of mud or other extraneous materials or surface water for the site into the highway so as to safeguard the interest of highway safety. |
