Conditions or Reasons for Planning Application - CB/15/01808/FULL
Conditions or Reasons:
1) The proposal would result in a cramped, undesirable and unacceptable form of development by reason of its size, design and siting that will have an adverse impact on the character and appearance of the area. As such the proposal is contrary to Policies CS14 and DM3 of the Core Strategy and Management Policies, November 2009; National Planning Policy Framework (March 2012) and technical guidance Central Bedfordshire Design Guide 2014.
2) The proposal would result in an overbearing form of development by reason of its excessive size, design and proximity to the neighbouring boundary as such it will have detrimental impact on the residential amenity afforded to the attached neighbour. The proposal is contrary to Policies CS14 and DM3 of the Core Strategy and Management Policies, November 2009; National Planning Policy Framework (March 2012) and technical guidance Central Bedfordshire Design Guide 201.
