| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed extension shall be submitted to and approved in writing by the Local Planning Authority. The bricks shall be 'Steppingley Restoration Grade' to match the existing bricks. The Bedford Estate Date Plaque shall be relocated to the end wall of the new development. The development/work shall be carried out only in accordance with the approved details. Reason: To ensure that the development/work is in keeping with the existing building. This pre commencement condition has been attached to ensure that the development is completed in acceptable materials. |

Drawings of all new and proposed replacement windows and doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes shall be submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details. Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies 43 and 45, DSCB) |

No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing for the protection of two Silver Birch trees which are covered by a Tree Preservation Order has been submitted to and approved in writing by the Local Planning Authority and the fencing has been erected in the positions shown on the approved Drawing No. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. This pre commencement condition is necessary to ensure that the trees are protected from any damage. (Policies 43 and 59, DSCB) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers ARM/10/P/sk/A/15/A and ARM/20/P/sk/A/15/A
Reason: To identify the approved plan/s and to avoid doubt. |
