Conditions or Reasons for Planning Application - CB/15/01962/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The dog-grooming use hereby permitted shall only take place within the outbuilding hereby permitted.

Reason: To restrict the scale of the business in the interests of the residential amenity of neighbouring occupiers and to ensure levels of traffic and parking do not have a detrimental impact on the surrounding highway network.
(Policies BE8 & T10, SBLPR and Policies 25, 27, 43 & 44, DSCB).
3) The dog-grooming use hereby permitted shall only operate between the hours of 9am to 5.30pm Mondays to Fridays, 10am to 4pm on Saturdays, and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

4) Noise resulting from the use of the plant, machinery or equipment shall not exceed a level of 5dBA below the existing background level (or 10dBA below if there is a tonal quality) when measured or calculated according to BS4142:2014, at a point one metre external to the nearest noise sensitive building.

Reason: To protect the amenity of neighbouring residents
(Policy BE8, SBLPR and Policies 43 & 44, DSCB)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers RM 15/057.1, RM 15/057.2, 133A.

Reason: To identify the approved plans and to avoid doubt.
