Conditions or Reasons:
1) The proposal would result in an overbearing form of development by reason of its excessive size, design and proximity to the neighbouring boundary as such it would have a detrimental impact on the residential amenity afforded to the occupiers of the property at number 19 Lancot Close. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire, and the Central Bedfordshire Design Guide.
