Conditions or Reasons:
1) The proposal, by reason of its excessive bulk, size, design, siting and edge of small village location would result in a cramped and confined form of development at odds with the existing plot size and surrounding properties; as such the proposal is contrary to the NPPF (in particular paragraphs 58 and 64); Policy DM3 of the Core Strategy and Development Management; Policy 43 of the Emerging Development Strategy for Central Bedfordshire and the revised Central Bedfordshire Design Guide 2014.
