Conditions or Reasons for Planning Application - SB/08/00902
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.
REASON: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before work begins and notwithstanding the details submitted with the application, detailed drawings of the proposed new external windows, and doors showing fenestration, sections, mouldings, the relationship with the external envelope of the building, and arch / cill details (where relevant) shall be submitted to and approved in writing by the District Planning Authority. The work shall be carried out only in accordance with the approved details.
REASON: To protect the special architectural and historic interest of the building.
3) Before work begins and notwithstanding the details submitted with the application, a schedule and specification of repair works detailing all proposed works of repair and making good to the fabric of the building shall be submitted to and approved in writing by the District Planning Authority. As part of these details and for the avoidance of doubt the applicant shall include details of the specification of the proposed mortar mix used for masonry repair, a schedule and specification of proposed works to the thatched roof, details and specification for the proposed underpinning / piling works and details and specification of internal finishes (including extent of proposed use of traditional internal finishes). The work shall be carried out only in accordance with the approved details.
REASON: To protect the Special Architectural and Historic interest of the building.
4) Notwithstanding the details submitted with the application no existing structural timbers within the roof, first floor ceiling or structural walls of the Listed Building shall be cut, removed or altered in any way without the prior written approval of the District Planning Authority.
REASON: To protect the Special Architectural and Historic interest of the building.
5) This consent relates only to the details shown on Drawings Nos. 3507 LB1 and LB2 received 22/08/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawings and to avoid doubt.
