Conditions or Reasons for Planning Application - SB/08/00825
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development shall only be used as an annexe/extension to the dwelling and shall not be occupied as a separate or self-contained dwelling unit.
REASON: To prevent the establishment of a separate residential unit.
(Policy BE8, S.B.L.P.R).
3) Before work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority. The work shall be carried out only in accordance with the approved details.
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles.
REASON: To ensure that off-street parking is retained in the interests of highway safety.
(Policy T10, S.B.L.P.R).
5) Before the building hereby permitted is first occupied or brought into use, the access serving the garage to be demolished shall be closed off and the boundary wall reinstated in accordance with details to be previously agreed in writing by the District Planning Authority.
REASON: In the interests of road safety and to enhance the character and appearance of the Conservation Area.
6) This permission relates only to the details shown on Drawing No. 1337-4 received 22/08/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
