Conditions or Reasons for Planning Application - CB/15/02353/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) With the exception of the 4m section required to create the access hereby approved, the existing hedgerow along the northern boundary of the site shall be retained and protected and shall not be destroyed, uprooted or felled without the previous written consent of the Local Planning Authority. Any hedgerow removed without such consent or dying or being severely damaged or becoming seriously diseased shall be replaced by hedgerow specimens of such size and species as previously agreed in writing by the Local Planning Authority. Such hedgerow specimens shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.

REASON: To safeguard the existing hedgerow on the site to ensure the preservation of the rural character of the area at the gateway to the village.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 5208.001, 5208.002, 5208.003.

Reason: To identify the approved plan/s and to avoid doubt.
