Conditions or Reasons:
Manor Road lies within the 'Area of Special Character' as defined by the South Bedfordshire Local Plan Review and where frontage soft landscaping of trees and hedgerows contributes to the established character and quality of the area. The retention of the wall would result in a more urbanised form of built development within the street scene and Area of Special Character, harmful to its character and that of the locality. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE6, BE8 and H8 of the South Bedfordshire Local Plan Review.
