Conditions or Reasons for Planning Application - CB/15/02730/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) With regard to the Oak trees on the site, the development shall be implemented completely in accordance with the Arboricultural Report and Method Statement by John Cromars Arboricultural Company Ltd dated 18/03/13 ref 1-38-3167 unless otherwise agreed in writing with the Local Planning Authority.

Reason:To safeguard the existing trees on the site in the interests of visual amenity. (Policy DM3)
4) Building materials, spoil, or vehicles shall not be stored within the tree protection area of the two oak trees within the site, closest to the location of the extension hereby approved. Any new service lines, and soakaways are to avoid the root protection areas of these trees, as outlined in BS 5837:2005.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
5) The extension and conversion of the existing garage hereby approved shall at all times be used ancillary to the residential use of the dwelling known as The Quillet, and not as a single dwelling.

Reason: The site is located outside of a settlement envelope. Should the annexe be subsequently let or sold as a separate domestic dwelling, this would undermine the aims of the NPPF and Policy DM4: Development Within and Beyond Settlement Envelopes of the Adopted Core Strategy.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 0913/map 1, 0913/map 2, 0913/1 rev A, 0913/4 rev A, 0913/5 rev A, John Cromars Arboricultural Company Ltd dated 18/03/13 ref 1-38-3167

Reason: For the avoidance of doubt.
