Conditions or Reasons:
2) No development shall begin until details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the approved houses has been submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.
Reason:It is necessary to require details before development to ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies CS15 CSDMP)
3) No development shall take place until drawings showing segmental cambered brick arches over door/window openings, reveals to windows, stone cills, and a detailed drawing of the front porches has first been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.
Reason: It is necessary to require details before development to ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies CS15 CSDMP)
4) Prior to occupation of any dwelling details of the materials and finish of the amended wall shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out in accordance with the approved details.
Reason: To ensure that the development/work is in keeping with the Conservation Area and setting of the listed building.(Policies CS15 CSDMP)
5) Prior to occupation of any dwelling a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping.(Policy DM3 CSDMP)
6) No equipment, machinery or materials shall be brought on to the site for the purposes of development until a revised tree protection plan allowing for the retention of the T8 Ash tree has been submitted to and approved in writing by the Local Planning Authority. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.

Reason: It is necessary to require details before development to protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. (Policy DM3 CSDMP)
7) No development shall begin until a detailed Arboricultural Statement has been submitted to and approved in writing by the Local Planning Authority. The statement shall provide a step by step process to be used for installing thge area of "no dig" driveway. All work shall be carried out in accordance with the approved details.

Reason: It is necessary to require details before development to ensure the protection of the trees to be retained, and to avoid unnecessary damage to their root systems. (Policy DM3 CSDMP)

11) No development shall take place until details of the existing and final ground and slab levels of the buildings hereby approved have first been submitted to and approved in writing by the Local Planning Authority. Thereafter the site shall be developed in accordance with the approved details.

Reason: It is necessary to require details before development to ensure that an acceptable relationship results between the new development and adjacent buildings. (Policy DM3 CSDMP)
