Conditions or Reasons:
1) The erection of the proposed development will by reason of its excessive floor area, overall size and bulk have an adverse impact on the openness of the Green Belt and the character and appearance of the area. This would be in conflict with Section 9 in the National Planning Policy Framework 2012 and policy DM3 in the Core Strategy and Development Management Planning Document dated 2009.
