Conditions or Reasons:
1) The dormer is, because of its bulk, mass and unsympathetic and incongruous design, out of character with the existing dwelling, terrace of buildings and the wider Conservation Area and has resulted in harm to the character and appearance of the dwelling, terrace and the Conservation Area. The dormer is therefore contrary to the principles of good design as set out within the National Planning Policy Framework, Policy BE8 of the South Bedfordshire Local Plan Review, Policies 43 and 45 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
