Conditions or Reasons for Planning Application - CB/15/03146/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted including windows shall be carried out in materials to match as closely as possible the colour, type and texture of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the east flank elevation of the proposed extension without the grant of further specific planning permission from the Local Planning Authority.

Reason: Due to the proximity to the boundary and to protect the privacy of the neighbouring residents.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SK01 and SK02D.

Reason: To identify the approved plan/s and to avoid doubt.
