Conditions or Reasons:
1) The proposed part single, part two storey rear extension would, because of its size, bulk and siting, appear unduly obtrusive and unacceptably overbearing to the occupiers of 26b, 26c and 22 Birds Hill, Heath and Reach. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review and Design Supplement 7: Householder Alterations and Extensions of the Central Bedfordshire Design Guide.
