Conditions or Reasons:
1) The proposed extension would, by reason of its size, siting and orientation, significantly reduce light in particular to the closest ground floor window of No 24 Queens Road. In addition, the extension would due to its size also have an overbearing impact on the rear of the neighbouring property. As such, the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies, and the Central Bedfordshire Design Guide (2014) .
