Conditions or Reasons for Planning Application - CB/15/03812/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No equipment, machinery or materials shall be brought on to the site for the purposes of the development hereby approved until tree protection fencing for all root areas of trees within the site have been erected in full accordance with the distances and all other details specified in BS 5837 2012. The tree protection fencing shall be retained in situe in accordance with BS 5837 2012 for the full period of construction works for the development hereby approved and shall not be removed until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition.

Reason: To protect the trees so enclosed in accordance with BS 5837 of 2012 or as may be subsequently amended, in accordance with Policies CS16 and DM14 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 15653:05; 15653:06; and 15653:07.

Reason: To identify the approved plan/s and to avoid doubt.
