Conditions or Reasons for Planning Application - SB/08/01013
Conditions or Reasons:
1) The proposed development would, because of its size, scale and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenity of the street scene and of nearby residents and the 'Area of Special Character' as defined by the Local Plan Review. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE6, BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed access is at a point where visibility is substandard and would lead to danger and inconvenience to people using it and to highway users in general.
