Conditions or Reasons:
1) The proposal to raise the ridge height of the existing roof, erect a two storey side and rear extension would result in a development that is out of character with the existing dwelling and the wider street scene and would thus be harmful to the visual amenity of the street scene. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, and Design Supplement 7: Householder Alterations and Extensions of the Central Bedfordshire Design Guide.
2) The proposal by virtue of its scale, form and bulk would result in an unacceptable loss of outdoor amenity space to the detriment of existing and future occupiers. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, and Design Supplement 7: Householder Alterations and Extensions of the Central Bedfordshire Design Guide.
