Conditions or Reasons for Planning Application - CB/15/03982/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no construction work shall take place on the porch, dormer or orangery hereby approved until samples of the materials to be used in the construction of the walls and pitched roofs of the development hereby permitted have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities and historical significance of the locality.

3) No construction work shall take place on the dormer hereby approved, notwithstanding the submitted details, until detailed drawings including sections of the dormer to a scale of 1:10 or 1:20, together with a specification of the materials has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.

Reason: To ensure that the proposed development is carried out in a manner that safeguards the historic character and appearance of the area.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LOC-01, SP-01, SP-02, PA-01, PA-02, PA-03, PA-04, PA-05, PA-06, EX-01, EX-02.

Reason: To identify the approved plans and to avoid doubt.
