Conditions or Reasons for Planning Application - CB/15/04101/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no development shall commence until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
3) The building hereby approved shall only be used for the storage and maintenance of vehicles and as ancillary office space used in connection with the trade or business carried on at the site.

Reason: To limit the storage and maintenance of vehicles to that necessary for the conduct of the business.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: CBC/001; COBDRK001; Sheet 1/2; Sheet 2/2; and Design and Access Statement.

Reason: To identify the approved plan/s and to avoid doubt.
