Conditions or Reasons:
1) The proposed alterations to the dwelling, because of their excessive size, result in disproportionate additions over and above the size of the original building. The development therefore constitutes inappropriate development which is harmful to the Green Belt. Furthermore, the proposed development would adversely affect the openness of the Green Belt. The applicant has not demonstrated any very special circumstances sufficient to clearly outweigh the harm to the Green Belt. The proposed development would also have an adverse impact on the character of the area. The proposed development is therefore contrary to Policies NE3 and BE8 of the South Bedfordshire Local Review 2004 and the National Planning Policy Framework 2012.
