Conditions or Reasons for Planning Application - CB/15/04342/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place, notwithstanding the details submitted with the application, until details of the colour and finish of the cladding of the approved extension has been submitted to and approved in writing by the Local Planning Authority. The development be carried out in accordance with the approved details. The roof shall be finished with materials to match the existing. Reason: Details are required before commencement to control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the submitted details the glazing on the both sides of the balcony shall be a minimum height of 1.7m above floor level and shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times. The glazing shall be installed prior to the first occupation of the extension and shall be retained thereafter.

Reason: To safeguard the privacy of occupiers of adjoining properties

4) The development shall not be occupied or brought into use until the parking scheme shown on the revised Drawing No.15031-100 has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans (subject to informative 1), numbers 15031-500 (rec'd 7 Dec), 511, 410, 420, 100, CBC1 (sketch drawing).
Reason: To identify the approved plan/s and to avoid doubt.
