Conditions or Reasons:
1) The proposed box dormer window, by reason of its design and siting represents a discordant feature in the locality, resulting in an extension to the existing dwelling which neither preserves nor enhances the appearance of the Dunstable Conservation Area, contrary to National Guidance contained in PPS1 (Delivering Sustainable Development) and PPG15 (Planning and the Historic Environment) and Policies BE8 & H8 of the South Bedfordshire Local Plan Review.
