Conditions or Reasons for Planning Application - CB/15/04485/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
(Policy DM3 of the Core Strategy for the North and Section 7, NPPF).
3) Before the development hereby permitted is first occupied the first floor window facing number 3 Shakespeare Drive shall be glazed with obscure glass only and the windows shall be permanently maintained with obscure glazing at all times thereafter.

Reason: In the interests of residential amenity and privacy.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Drawing No 2 (Site Plan) & 01E.

Reason: To identify the approved plan/s and to avoid doubt.
