Conditions or Reasons for Planning Application - CB/15/04536/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building. Painted render and timber cladding shall be carried out as shown on plan no's 15A and 16A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
3) Before the extensions hereby permitted are first occupied or brought into use, the scheme showing the provision of one additional off-street parking space to serve the extended dwelling shown on drawing No 17 Rev D shall be laid out and surfaced in a durable material and surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The scheme shall thereafter be retained for this purpose.

Reason: To ensure sufficient provision for car parking clear of the highway and to ensure that surface water from the site does not discharge into the highway in the interest of highway safety, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
4) The first floor en suite dormer window in the side (eastern) elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the eastern elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 Rev B, 02, 03, 04, 15 Rev A, 16 Rev A, 17 Rev D, 3197/10, 3197/11 Rev F.

Reason: To identify the approved plan/s and to avoid doubt.
