Conditions or Reasons for Planning Application - CB/15/04548/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application full details of the revised rear window installation hereby approved (to include scaled cross-sections through the window and details of moulding and glazing bars, depth of window reveal and finished colour) shall be submitted to the Local Planning Authority for its written approval before the installation of the window and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: The submitted application plans contain insufficient detail with which to fully assess the proposed replacement window.
(Policy BE8, SBLPR and Section 12, NPPF).
3) Before works to the revised stairways begin details of the method of fixing within the Listed Building of all new room partitioning hereby approved and shown on drawing number 2810-01 shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

4) This consent relates only to the details shown on the submitted plans, numbers CBC/001 and Paul Lambert Assocs. dwg no 2810-01.

Reason: To identify the approved plans and to avoid doubt.
