| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
The building shall only be used for purposes ancillary to the dwelling known as 7 Chapel Street, Potton, SG19 2PT.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009). |

The first floor roof lights in the northern elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the room in which the windows are installed.
Reason: To safeguard the privacy of occupiers of adjoining properties, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009). |

Notwithstanding the approved plans, no development shall commence until details of the design of all the roof lights to be installed within the roof slope to form the northern elevation of the building hereby permitted has been submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details.
Reasons: The details are required prior to the commencement of development to safeguard the Character and Appearance of the Conservation Area, in accordance with Policy DM3, CS15 and DM13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |

No development shall take place until a written scheme of archaeological investigation; that adopts a staged approach and includes post excavation analysis and publication, has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme. Reason: This condition is pre-commencement to record and advance understanding of the heritage assets with archaeological interest which will be unavoidably affected as a consequence of the development, in accordance with Policies DM13 and CS15 of the Core Strategy and Development Management Policies (2009) and paragraph 141 of the National Planning Policy Framework (NPPF). |

No demolition or building operations shall commence until a bat survey identifying any bat interest in the building to be demolished and if necessary a scheme for the mitigation and compensation plans to prevent a detrimental impact to endangered species, has been submitted to and approved in writing by the Local Planning Authority. The mitigation and compensation plans shall be completed in accordance with the approved scheme.
Reason: To prevent a detrimental impact to endangered species, in accordance with Policy DM15 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |

The external walls of the building hereby permitted shall be externally finished in Black Stained Timber Cladding, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the character and appearance of the area and the Conservation Area, in accordance with Policy CS15, DM13 and DM3 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |

The roof of the building hereby permitted shall be externally finished in Dreadnought Brown Antique Tiles, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the character and appearance of the area and the Conservation Area, in accordance with Policy CS15, DM13 and DM3 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |
9)
The external doors and garage doors in the wall to form the northern elevation of the building hereby permitted shall be timber and side hung, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the character and appearance of the area and the Conservation Area, in accordance with Policy CS15, DM13 and DM3 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |
10)
The windows in the walls of the building hereby permitted shall be painted timber framed, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the character and appearance of the area and the Conservation Area, in accordance with Policy CS15, DM13 and DM3 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |
11)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: CBC/001; 6668; 6668/2; 6668/3; Heritage Statement; and Design and Access Statement.
Reason: To identify the approved plan/s and to avoid doubt. |
