Conditions or Reasons for Planning Application - CB/15/04676/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The finish of the fence shall match as closely as possible the existing fence and shall be constructed in accordance with the submitted construction specification details.

Reason: To safeguard the appearance of the completed development and to minimise any flooding.
3) No development shall take place until a scheme detailing provision for on site parking for construction workers and deliveries along with vehicular and pedestrian access for the duration of the construction period has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented throughout the construction period.

Reason: To ensure adequate off street parking during construction in the interests of road safety.

4) There shall be a gap of 100mm between the ground and underside of each fence panel hereby approved.

Reason: To prevent water being trapped behind the barrier to safeguard the site from flooding as it lies in Flood Zone Three.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, 70/A, 003 and 004.

Reason: To identify the approved plan/s and to avoid doubt.
