Conditions or Reasons:
1) The proposal constitutes an undesirable backland development on the edge of the settlement envelope which would represent an inappropriate consolidation of the built form of the village up to the settlement boundary. The development would also appear squeezed onto a narrow plot closely enclosed by trees within the adjoining land and would fail to respect the more spacious layout of dwellings within this semi rural edge of settlement location. The development would neither protect nor enhance the natural and built environment and as such the proposal is contrary to the objectives of the NPPF, and Policy DM3 of the Core Strategy and Development Management Policies 2009.
