Conditions or Reasons for Planning Application - SB/08/01095/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Notwithstanding any details submitted with the application, the side facing dormer window to be inserted into new Bedroom 1 in the the proposed extension as shown on Drawing No's Greener 05/115/04A and Greener 05/115/05A shall be glazed with obscure glass and shall be fixed so as to be incapable of being opened below a height of 1.7 metres above floor level, and shall be retained in that form thereafter.
REASON: To protect the privacy of the occupiers of adjoining properties.

4) Notwithstanding any details submitted with the application, full details of the design and materials of construction for the Juliet balcony at first floor on the rear elevation of the extension shall be submitted to and agreed in writing by the District Planning Authority. The development shall thereafter be carried out and completed in accordance with the approved details.
REASON:To ensure that the development is in keeping with the existing building and to safeguard the amenity of adjoining occupiers.

5) This permission relates only to the details shown on Drawing No.s Greener 05/115/02, Greener 05/115/03A, Greener 05/115/04A, Greener 05/115/05A and Greener 05/115/06 received 10/11/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawings and to avoid doubt.
