| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the submitted details, prior to first operational use of the land subject of this application, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme should been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season. Furthermore the existing bunding and landscaping as indicated on the approved plan number 1 Rev A shall not be removed until a specified period of time to be agreed within the landscape management plan, approved by this condition.
Reason: In order to ensure that the planting is carried out and established within a reasonable period in the interest of the visual amenities of the area. (Policy DM3 of the Core Strategy for the North and Sections 7 & 11, NPPF) |

No development shall commence until a detailed surface water drainage scheme for the site, based on the agreed drainage details with application CB/15/04797/FULL has been submitted to and approved in writing by the Local Planning Authority. The scheme should also include details of a site specific ground investigation report (in accordance with BRE 365 standards) to determine the infiltration capacity of the underlying geology and the ground water level as well as details of how the scheme shall be maintained and managed after completion. The scheme shall be implemented in accordance with the approved details before the development is completed and shall be managed and maintained thereafter in accordance with the agreed details. Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance, and to prevent the increased risk of flooding both on and off site (Policy DM3 of the North Core Strategy & Section 10 of the NPPF). |

Before the first operation of the extended storage land subject of this application, all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and of the premises. (Policy DM3 of the Core Strategy for the North & Section 4 of the NPPF) |

No development shall commence until a scheme for the provision and implementation of pollution control shall be submitted and agreed in writing with the Local Authority. The works/scheme shall be constructed and completed in accordance with the approved plans and thereafter retained for those purposes.
Reason:- To prevent the increased risk of pollution to the water environment.(Policy DM3 of the Core Strategy for the North and Sections 7 & 10, NPPF) |

All HGVs visiting the site in connection with the development proposed shall not use Newton to access the site. Vehicular access shall be taken from Sutton Road.

7)
No equipment, goods, waste or other materials shall be deposited or stored in the open outside the buildings on the site.
Reason: To safeguard the character and appearance of the site and the surrounding area.(Policy DM3 of the Core Strategy for the North and Section 7, NPPF) |
8)
No flood lighting shall be installed, until the details of the design of the lighting units, any supporting structure and the extent of the area to be illuminated, shall be submitted to and approved in writing by the Local Planning Authority. Only the details thereby approved shall be implemented.
Reason: To Protect the visual amenities of the site and sits surrounding area. (Policy DM3 of the Core Strategy for the North and Section 7 of the NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1 Rev A, Tree Survey & Report Dated Dec 2015 & Transport Statement dated Dec 2015.
Reason: To identify the approved plan/s and to avoid doubt. |
