Conditions or Reasons for Planning Application - CB/15/04854/OUT
Conditions or Reasons:
1) It has not been demonstrated that a dwellinghouse within the confines of the site could form an acceptable visual relationship with the adjoining terrace, having an unacceptable impact on the character and appearance of the area due to the roof arrangement, contrary to Policies DM3 of the Core Strategy and Development Management Policies (2009) and contrary to the National Planning Policy Framework (2012).
2) It has not been demonstrated that the site is of adequate size to accommodate a dwelling without appearing cramped and therefore having an unacceptable impact on the character and appearance of the area, contrary to Policies DM3 of the Core Strategy and Development Management Policies (2009) and contrary to the National Planning Policy Framework (2012).
3) As a result of the proposed development No. 11 Palace Street would form substandard living accommodation with insufficient external private amenity space to serve the occupiers of this dwellinghouse, contrary to Policy DM3 of the adopted Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. The proposal is further in conflict with the technical guidance Central Bedfordshire Design Guide (2014).
